Do some comparative shopping by calling a local Realtor, a management company, or a fellow investor. Compare services and fees.

Most management companies do not provide this under normal terms of a contract, but may for an additional fee.

Advertising and marketing are a very important function of real estate management, and especially if the market softens. It’s easy when the market is HOT !  Ask your management company what platforms and publications you will see your property advertised on.

All tenant security deposits are required to be held in a separate Escrow account.  We also deposit the rents collected into that account, pay service invoices from that account, then send the owner the balance due.

For your monthly management fee, Gulf 2 Bay Realty Management performs the following responsibilities:

  • Collect the rent
  • Keep accurate reports for your property and send monthly statements
  • Be the sole point of contact for the tenant about the property
  • Provide 3 day notice to quite when the rent is late. Correspond with the attorney handling eviction notices. Correspond with tenant regarding violation notices from an association.  ( condo or HOA)
  • Provide 24/7 service to handle emergency repairs at the property
  • Trips to the property to file police reports or meet insurance adjusters
  • Court appearances involved with eviction.
  • Emergencies related to fire, flood, hurricanes, etc.  We will respond to the property, but time will be billed for managing remediation.
  • City and insurance compliance matters
  • Housing Assistance Program (Section 8) inspections

Gulf 2 Bay Realty Management has an Emergency Hotline Number that is answered 24 hours a day. This number is for fire, flood or life-threatening emergencies only. Tenants are instructed to first call 911 and then our emergency hotline number is 941-812-6013

A property will rent quicker and for a higher rate if it looks its best. Getting a property rent ready typically requires touch up painting, carpet cleaning, good working appliances and a through professional deep cleaning. G2BRM will conduct an initial inspection and provide refer resources to handle any necessary repairs.

Gulf 2 Bay Realty Management is very aggressive in rent collection. If rent has not been received from a tenant by the 6th of the month, we will serve a 3-day notice to pay or surrender the unit. We do our best to work with tenants to keep units occupied. If we need to evict a tenant, we work with highly experienced eviction attorneys to regain possession of the property.

We carry general liability insurance and professional liability insurance, which is commonly known as Errors and Omissions (E&O). When considering which property management company to choose, you should ask whether your property management company has the capability to reimburse you if they made a mistake which cost you money. The court may give you a judgment against your management company, but what would keep the manager from declaring bankruptcy to avoid paying the claim? Every day we strive to ensure that the need will never arise.

We also require vendors to carry Worker’s Compensation Insurance. This means that every employee at is covered by worker’s compensation insurance. If someone were to get injured on the property, it does not become a liability to you.

Gulf 2 Bay is owned and operated by the Broker and you can be assured that your property won’t be passed off to an agent that is handling sales at the same time.  We treat your property as it were ours.
